Making
Disclosures
about Tampa Homes
Disclose everything about your Tampa home
to the buyer. As a seller, you are legally bound to do so. Any defect
that can be pertinent to the sale of the home must be made aware to the
buyer. You might even want to get a home inspector to look over your
property. The inspector will have a better sense of what to look for and
will know how to properly handle the situation. Some of the defects
found might be an easy fix. If that's the case you should definitely
take care of the problems before putting the home on the market. If
there's something that you can't take care of, and is mentioned on the
disclosure list, you will have to notify the buyer.
Disclosures should be put in writing.
Verbal disclosure is not legally sound. The following are some examples
of issues that need to be disclosed. This is not a complete list.
- Defects in the plumbing system, the
electrical systems, or the ventilation systems
- Defects in the foundation
- The presence termites, lead paint, or
asbestos
- The presence of Sink holes, flood
plains, or lot line disputes
Talk with your Tampa
Realtor to obtain a recent copy of Homeowner disclosures. It
is important to be entirely truthful with your disclosures. It can help
protect you against future legal troubles.
